If you’re in an area of the country where the housing market has experienced a downswing, here are some ideas to consider when trying to sell your home.

Pricing: Be Realistic
It is important to set the right price. See what other houses in your neighborhood are going for, and listen to your agent, who can do the research for you. Local real estate agents typically know about market conditions and local home values.

Look With a Buyer’s Eye
Look at your house from the buyer’s perspective. Is it cramped? Dark? Outdated? While buyers were once willing to overlook such things as faded wallpaper and dirty carpeting, they aren’t anymore.

Small changes, such as painting surfaces or pruning back unruly hedges, can make a difference.

Hire A Real Estate Stager
Real estate stagers focus on improving a property’s face value by transforming it into a welcoming, appealing, and attractive product for sale. They work to reduce the home's flaws, by depersonalizing, “decluttering,” cleaning, and landscaping it, all in an effort to help buyers picture themselves living in it.

Marketing
If you are using a real estate agent, make sure she or he is using the Internet as a major part of the advertising campaign. Make sure that any photos you upload are good quality and allow prospective buyers to see clean windows, landscaped lawns, and large bright rooms. Don’t let them see pets lying on the furniture, cluttered, disorganized rooms, toys in the yard, broken blinds, or closed drapes in the windows.

Tempt buyers by offering to help pay closing costs, or pre-pay a year’s worth of homeowner’s association fees.
